I will present and promote your property to your Race Realty sales team. 

Promotion to Other Brokers

I will promote your property to other Brokers and Sales Associates in the area.  With in the first two week you home will be on a tour for all realtor and Brokers in Juneau to see first hand.

Multiple Listing Service

I will prepare a plan for your property to appear in the local Multiple Listing Service.  The information will be submitted by the selected date for the property’s debut on the market to achieve maximum impact.

Local Newspaper Advertising

I will advertise your home in the local newspapers to attract potential buyers. 

Yard Sign

I will place a Coldwell Banker Race Realty FOR SALE sign on your property to help generate calls to our office from prospective buyers.

Home Fact Sheet Photo Brochures -Up to 100 Color. 

National and Local Advertising

I will review with you how our national and local Internet gives you maximum exposure to attract the greatest number of buyers to your property.

A Photo-Ad of your property will be included in our "buyer friendly” Capital City Newspaper monthly listing for up to 6 months. You benefit from our extensive coverage and distribution system that markets your home direct to buyers.

Web- Based Advertising

The Internet has been a major contributor to sales of our Clients properties. Experts estimate at least 70% of home buyers now surf the net when looking for a home. You benefit from my extensive web marketing campaign that connects buyers to your property. In addition your home will gain exposure through a listing on all of the major homes databases, such as: www.yourjuneauhome.com, Coldwell Banker Race Realty, Coldwell Banker National, RealtorŪ.com, homes.com, juneauads.com, and homegain.com web pages.

Your home will be featured on my weekly e-mail update of the MLS where I tell my preferred buyers about the new listings that are out now. Your home will have a direct link to the detail page on my website, giving the potential buyer instant access to information about your home.

Open House

I will host at least one weekend open house.  I will be available the entire time to show people your home and answer any questions that they may have.

 

CUSTOMER SERVICE

Personal and Timely Response

I will return your phone call or email within 24 hours or less and provide you with a weekly email progress report on the promotion of and sale of your property.

Home Showings

I will show your home and work around your schedule to get your home viewed by perspective buyers.  (If on the MLS- multiple listing service your home maybe showed by other licensed realtors)

Prequalification:

Buyers will be pre-qualified before entering your home.  This assures that only people that can make a serious offer on your home are seeing it.

Seller Disclosure

I will present your written disclosure regarding the condition of your property to buyer prospects to assist them in preparing an offer.  You will keep me informed of any changes in the property and keep the information current on the disclosure form.

Purchase Offers

I will review all purchase offers as they are presented, and I will negotiate on your behalf to reach a purchase agreement with terms that are favorable and protective for you.

Closing the Sale

I will monitor and inform you of the progress of the Transaction, including the satisfaction of all contingencies and conditions during the entire transaction.

 

REFERRAL

I will provide referrals to Appraisers, Inspectors, Lenders, Repair People, Title Companies and Attorneys.

 

FINANCING

Financing Alternatives

Prior to showing your property, we will encourage prospective buyers or their representatives to get written loan pre-approval.  We will also discuss the impact of various financing alternatives with you.

Estimated Net Proceeds

If requested, I will furnish you with an estimate of the proceeds you can expect from the sale of your property.
